We are purchasing a new investment property with a totally new concept for us. This time it’s lakeside instead of beachside and we don’t plan to offer WIFI at the home. This will be a place to unwind amongst nature and GET OFF DEVICES. It won’t change too much of how we decorate but I am excited to have something a little different in our rental portfolio.

If you’re new here, we have bought and sold many investment properties here in Florida. This has given me a lot of experience in the art of outfitting them with renter friendly furniture. I wanted to take the opportunity to share how I’ll be outfitting this new property as well as a few pieces I plan to reuse because they’ve held up well in other vacation homes we own. Let’s start with a few of my favorite Wayfair pieces I have used in the last couple years. This slip cover sleeper sofa was a great addition to a high traffic two bedroom rental. I prefer a slip cover sofa in our rentals with the amount of kids that we get. You can bleach this one!!

This outdoor chair looks and feels really high end and for that reason it can be found in our Gulf front home. We also had the chairs inside at this home we lived in right when we moved down here. It says online it’s an indoor chair but ours has been outside on a screened porch for a couple years and still looks great! It also has a matching mirror which I have had in a past home as well!

I almost never splurge on rugs in a rental property. You want something durable, that doesn’t break the bank, and that can be easily replaced should there be an accident. This rug (and nightstands) have been a top seller with my readers. Many of the rugs in our rentals and personal home are from Wayfair and fit that criteria.
